Following adoption of its comprehensive plan, Map for Mobile, the City hired the White Smith Cousino Team to prepare a new Future Land Use Plan and Major Street Plan and update the City’s zoning ordinance and subdivision regulations. Wallace Roberts & Todd, LLC, as a subconsultant to WSC, prepared the Future Land Use Plan and Major Street Plan with assistance from WSC; Dover, Kohl & Partners; and TCG Consulting. The City adopted these plans in June 2017 as Appendix G to Map for Mobile.
On July 12, 2022, the City unanimously adopted the new Unified Development Code drafted by WSC and Dover, Kohl & Partners. The UDC has a simple, easy-to-understand format, combining the best elements of a form-based code with more traditional zoning standards. This composite code encourages the creation of new mixed-use, walkable places as identified in the Comprehensive Plan, while also accommodating the auto-oriented and industrial portions of the City, which do not always fit neatly within a standard form-based code. This composite code illustrates the diversity of place and building types throughout the City with a series of diagrams, images, and corresponding tables to provide visual guidance and to clarify the physical form each place and building type will take.
